This 1970’s era building was purchased on a compressed timeline for renovation into the new Baton Rouge Charter Academy. Being a 40-year-old building, there were anticipated costs to upgrading mechanical, electrical, plumbing, and fire suppression systems, but once wall demolition started it was made apparent not even a fraction of the electrical system was able to be salvaged. Mr. Smith’s estimating skills contributed to the decision to gut the building in order to deliver a new, state-of-the-art school.

Mr. Smith also worked hard in the beginning to help secure the property, provide conceptual estimates for early stages of design and proposed uses of the property found through feasibility studies. The property had to be re-zoned in which Mr. Smith worked hard with the municipalities ensuring all the necessary requirements for the operation of the charter school were achieved.Element Commercial Construction Governors Charter Academy

Red Apple Development, the Administrative partner for Charter Schools USA has high standards, and this project was constructed with the highest quality materials. Mr. Smith helped negotiate the tenant lease and purchase agreement with Red Apple Development seamlessly. In addition to Design Management, Permit management, and Construction management; Mr. Smith was also responsible for developing and managing the aggressive project schedule.

Success comes from making sure customers have an excellent experience, not from cutting corners. Even with unanticipated changes, the beautiful new school was ready right on schedule. During the feasibility study, Mr. Smith and the design team identified the opportunity to squeeze a new gymnasium onto the tight site and made the decision to design, permit, and construct this expansion concurrently with renovations of the existing building. This early decision afforded the team to deliver a new gymnasium at the same time as the renovated school, which helped the client recruit more students during their first year of operations. Today the bright new gym is filled with Baton Rouge students playing indoor sports of all kinds.
