Surprises can be common in construction projects; the key is to have strong people and solid practices in place so that a top quality project can be delivered on time and on budget no matter what.

In the case of Cabarrus Charter Academy, one surprise came in the form of a dramatic permitting delay: the process took 12 weeks instead of the anticipated 4-6 weeks. This meant construction started a full 60 days late. Nevertheless, the building absolutely had to be done July 15th. Teachers, children and families were counting on that, and so was the longtime partner, Red Apple Development.

We were determined to hit this deadline with a standout building, and getting there was a team effort. Every process was carefully compressed, and workers put in many 7-day weeks, and even some 14-hour days.

Luckily, we’d developed a strong relationship with the municipality, meeting with them early in the process. The community embraced this new school and we worked on an inspection schedule, even having them in to inspect in off hours.

Hard work, creativity and collaboration resulted in an on time delivery. We were pleased to see how quickly the school met their enrollment goal of 600 students; upon opening, the waiting list was 1,000, a hands-down success.
