Henderson Hammocks Charter School

Henderson Hammock Charter school was built on time and within budget.

The deal for the site began like many others: an exchange of letters, an agreement on terms. When the purchase agreement was delivered the first issue came to light. The owner was a Panamanian holding company set up by two Greek developers who had passed away, and the ownership entity was not current. Mr. Smith assisted in the conference calls with owners in Phoenix, Paris, and Athens and with help by attorneys from Panama, Paris, Athens, Tampa, and Minneapolis, the entity was reconstituted and closed on the property in only four months.

Mr. Smith had a challenging site to deal with in a very populated are in Hillsborough County. The 18 acre site contained 14 acres of wetlands with known flooding problems. Neighbors worried the school would exacerbate flooding and cause traffic congestion. Mr. Smith held many meetings and managed the site design to remedy these issues and worked closely with the county and the Water Management District. Mr. Smith supervised all traffic studies and off-site road negotiations required to make this project design work. Mr. Smith developed and managed the project budget and schedule throughout the preconstruction phase. In the end, the project delivered actually alleviated area flooding, while impacting less than 1 acre of wetlands.

The two story, 63,000 SF building was designed to accommodate 1145 student in grades K-8 and includes __ classrooms, two art labs, a science and computer lab, multipurpose room and administrative support areas. Henderson Hammock Charter School is a tuition-free K-8 public charter school, part of the Charter Schools USA family of schools.
