This two-story  call center office building features a full cafeteria and kitchen, large floor plates, and ample parking spaces for employees.

This building was built on the side of a hill facilitating a design solution for a second floor entrance at the back of the building. Because of the site slope caused by the hill, a challenge was to make sure the site drainage worked properly. A retaining wall and light well were designed to allow the first floor offices  natural light. A pedestrian walkway was created to allow entry into the second floor from the rear parking lot.

This building has 80,000 square foot floor plates that required multiple groups of restrooms, break areas, and stairways to ensure operational efficiencies for the large call center capacity. This project was construction on a strict timeline working through the hard Duluth, Minnesota winter. To do this, Mr. Smith worked closely with the façade subcontractor to custom design a panel that could be fabricated in shop and quickly added to the building to reduce the over all project schedule.

Mr. Smith lead the site feasibility, due diligence and land purchase of this site. He also developed the budget and schedule. With his expertise in design, permitting and overall project management, this project was completed on time and within budget!
